Q: I have no water?
Check the meter, has it been turned off? Check with your neighbours/other residents. There may be temporary works within your area. Call your water company to ensure it hasn't been turned off in the street.
Q: I have no hot water - what should I check?
Check if the hot water unit has a power supply (for electric systems) and is not showing any error messages. For a gas system, check the gas connection and confirm the pilot light is on.
Q: The water is warm but not hot enough - what can I do?
Your system may be running at capacity. Try staggering showers or reducing usage. If it suddenly drops in performance, please log a maintenance request.
Q: My gas cooktop won't ignite - how can I fix this?
Check the gas supply is switched on and ensure the ignition is clean and dry. If a burner appears blocked, gently clear away debris. If your cooktop still won't light, please contact us.
Q: My oven isn't heating properly - what should I check?
Confirm the appliance is receiving power and that the timer or automatic settings haven't been activated. For gas ovens, check the pilot light. If the issue persists, a qualified technician may be required.
Q: My sink or shower is draining slowly - what should I try?
Remove any visible debris such as hair or soap build-up and flush the drain with hot water. Avoid chemical drain cleaners. If the blockage continues, lodge a maintenance request.
Q: I have no water pressure - what could be causing this?
Check for local water authority outages. If only one tap is affected, remove and clean the aerator. Persistent pressure issues should be reported to our team.
Q: I can smell gas - what should I do?
Turn off the gas supply immediately, open doors and windows for ventilation and avoid using electrical switches. Contact your gas provider's emergency line and then notify us.
Q: My heater or cooler isn't turning on - what should I check?
Ensure the unit is connected to power and the circuit hasn't tripped. Check the settings and replace remote batteries. Ensure filters are cleaned/vacuumed on a regular basis, at least every 6 months.
Q: My system is running but not heating or cooling effectively - what now?
Your air conditioner will not work efficiently when it's over 35 degrees outside. Please set your thermostat to around 24 degrees on these extremely hot days to avoid damaging the unit.
Clean accessible filters and confirm vents are open. If performance doesn't improve, submit a maintenance request.
Q: My smoke alarm is beeping - what does that mean?
A beeping alarm usually indicates a low battery. If your tenancy agreement allows, you may replace the battery. If the device is hard-wired or continues beeping after replacement, contact our office.
Q: I'm locked out of my property - what should I do?
Lockouts are the renter's responsibility. You may contact a locksmith at your own cost. If a lock is faulty or not securing properly, please submit a maintenance request.
Q: A window lock or security door isn't functioning - how should I proceed?
Check for debris or obstructions. If the lock is genuinely faulty, lodge a maintenance request.
Q: I've noticed pests inside the property - who is responsible?
Seasonal pests such as ants, spiders, and insects are typically the renter's responsibility. You can try supermarket pest treatments or remove food sources. If the issue is severe or relates to structural causes (such as rodents entering via gaps), please notify us.
Q: My gutters are overflowing - should I report this?
Gutter cleaning is generally the rental provider's responsibility. If you notice blocked or overflowing gutters, please lodge a maintenance request.
Q: The outdoor tap is leaking - what do I do?
Confirm it is fully turned off. If it continues leaking, please request maintenance.
